How the numbers are worked out
- The lot outline is the City’s Property Boundaries data. Its area is measured from that outline; the City’s own stated area is shown beside it when the data has one. They can differ a little.
- The front lot line is the line on the street. Depth is the straight distance from the front to the farthest point at the back.
- Buildings are the City’s Building Outlines data. An outline traced from above can be a little bigger or smaller than the walls.
- Zone labels are from Zoning By-law 569-2013. Lots under a former city’s by-law aren’t covered.
Reading a Toronto zone label
A residential label such as RD (f12.0; a370; d0.6) is a zone symbol and numbers. The by-law (clause 10.5.1.10) defines them:
- R
- Residential zone
- RD
- Residential Detached zone
- RS
- Residential Semi-Detached zone
- RT
- Residential Townhouse zone
- RM
- Residential Multiple zone
- f
- Minimum lot frontage (m)
- a
- Minimum lot area (m²)
- au
- Minimum lot area for each dwelling unit (m²)
- u
- Maximum dwelling units on a lot
- d
- Maximum floor space index
- x
- Site-specific exception, in Chapter 900
Floor space index (d) is the floor area allowed as a share of the lot area: d0.6 on a 400 m² lot is 240 m² of floor area in all. Exceptions and other rules can change it. Source: Zoning By-law 569-2013, Chapter 10 (Residential), clause 10.5.1.10.
