Terms of sale

What you agree to when you buy a lotmara site-plan PDF: one address, CA$49, delivered right away. The refund policy is part of these terms.

Version 2026-11-03.

Who you are buying from

lotmara (https://lotmara.com) sells the site-plan PDF. Whop (whop.com) runs the checkout and takes the payment; Whop’s own terms apply to the payment itself. Contact us by email owner@makerfern.com, phone 6478384097, mail 7060 Warden Ave., Markham, ON L3R 5Y0.

What you get

One letter-size PDF site plan for the one Toronto address you choose before you pay: the lot drawn to scale from City of Toronto open data, the buildings already there, the structure you place with its size and setbacks, a north arrow, a scale and scale bar, a zoning table to fill in, and lines to sign and date. With it comes a purchase record, a separate PDF with these terms in short, for your records.

It is a digital file. You can change the plan for that address and download it again as often as you need, from the browser you bought it in. A purchase covers one address; another address is another purchase.

To open it you need a device that reads PDF files. To print it at the right scale, print at actual size (100 %).

Price and payment

CA$49, in Canadian dollars, paid once. There is no subscription and nothing renews. Whop shows the total, with any sales tax, before you pay, and emails you a receipt.

Delivery

The full PDF unlocks on the plan page as soon as Whop confirms your payment, usually within seconds. Ticking the box at checkout is your request for this immediate delivery.

Refunds

The refund policy (lotmara.com/refunds/) is part of these terms. In short: the sale is final once the full PDF unlocks for your address, except when the file is faulty or not what you paid for.

What the plan is, and is not

It is not a survey. Lot lines come from the City’s open data and can be off by a little; you check each line against your own survey, and lengths you type in replace the City’s on your PDF.

Zoning facts are shown for reference. lotmara never says a plan complies with a by-law, and does not promise that a permit will be issued: the City decides that. You are responsible for what you place on the plan and for checking it before you apply.

lotmara is not made by or connected to the City of Toronto.

Using the PDF

You may print, copy and submit the PDF for permits, contractors, neighbours or anyone else dealing with that property. You may not resell it, or sell plans made with this site as a service. The City data in it is used under the Open Government Licence – Toronto.

Keeping your purchase

There are no accounts. This browser keeps a purchase code for your address; clearing site data, a private window or another device will not have it. If you lose it, contact us with the Whop payment ID from your receipt and we will send you the PDF.

Responsibility

As far as the law allows, lotmara’s total responsibility for a purchase is the price you paid for it, and lotmara is not responsible for permit fees, delays, construction costs or other indirect losses. Nothing in these terms limits a right you have under the consumer protection law that applies to you.

Law and changes

These terms are governed by the laws of Ontario and of Canada. Each purchase is under the terms dated when you bought it (this version: 2026-11-03); the date is kept with your payment at Whop.
